Discussion Points

Join us Tuesday, March 4 from 7-9 pm at the Loma Vista Community Center. Scott Roberts, owner of Roberts Communities, along with his management team, will address resident concerns and discuss the future plans for our community. Below is a list of issues, many of which have been previously raised with management, that were recently sent to him and his team.


Parking Issues in Phases 2 and 3

  • Lack of Assigned Parking: Residents in phases 2 and 3 still do not have assigned parking spaces.
  • Inadequate Number of Spaces: The current parking supply is insufficient for all residents.
  • Delayed Expansion Plans: Plans to increase parking spaces are not being completed in a timely manner, and management’s communication on this issue has been inadequate.
  • Parking Hazards: Decorative border stones are a safety hazard, especially for residents who must navigate difficult terrain. One new resident has to cross a boulder field with a walker to reach her home. This is a significant safety concern that needs immediate attention.
  • Handicap Parking Issues: Handicap spaces are poorly placed, occupying more space than necessary and not considering actual accessibility needs.
  • Lighting Outages: Lights remain out in the parking areas of phases 2 and 3, creating dangerous safety and security concerns despite multiple reports to management.

Traffic and Road Issues

  • Village Farm Drive Speeding: Non-resident drivers use Village Farm Drive as a shortcut to avoid the roundabout, speeding and kicking up rocks, which poses a risk to pedestrians, vehicles, and homes.
  • Hidden Valley West Road Condition: The road is in poor condition and requires repaving or repair.

Sidewalks and Community Access

  • Incomplete Sidewalks: Sidewalks connecting the communities to amenities remain unfinished, despite being a priority during the November 2022 town hall. As of now, no sidewalks have been completed.
  • Pedestrian Access Issues: There is no pedestrian access to the Loma Vista Community Center down Hidden West, and sidewalks from the Founder’s side to the farmhouse and Phase 3 remain incomplete.

Amenities and Facility Concerns

  • Limited Access to Facilities: Staff refuses to allow booking of the Loma Vista Community Center after 5 p.m. or on weekends, despite management’s prior assurances.
  • Hot Tub and Pool Service Issues: The hot tub is closed at 5 p.m., and weekly pool cleaning has been discontinued.
  • Lack of Amenities in Phases 2 and 3: No amenities have been completed in phases 2 or 3. Community input should be considered.
  • Shade/Coverage Issues: There is no shade or cover at amenities in phase 1, rendering them unusable during much of the year. Additionally, the stage area is incomplete, with no cover to make it usable during rain or sun.
  • Farmhouse Maintenance: The farmhouse is in urgent need of repairs, including foundation issues, rodent infestations, and missing basic supplies (e.g., toilet paper, paper towels). It also requires regular cleaning, as residents should not be responsible for this.
  • Dishwasher and Maintenance Issues: The farmhouse dishwasher frequently malfunctions, and this ongoing issue should be addressed during routine cleaning.
  • Maintenance of wood structures, fences, and other areas such as the dog parks is also necessary.
  • Pool Gym and Hidden West Gym: These gyms are not maintained properly, with rusty equipment and broken machines. The exercise room by the pool is also poorly maintained. Residents have been asked to leave LV Gym despite having fob and access privileges.
  • Community Gardens: Promised community gardens, a tool shed, and shade area next to the farmhouse were never built.

Waste Management

  • Recycling and Trash Issues: There are significant problems with trash and recycling management across the community, reaching a crisis level.

Additional Farmhouse Management Request

  • Request for Self-Management of Farmhouse Calendar: We propose managing the farmhouse calendar using a system to help alleviate the burden on Village Farm/Oak Forest Resort staff and ensure smoother operation.

Communication Problems

  • Lack of Maintenance/Safety Reporting System: There is no formal ticketing system for reporting maintenance or safety issues, and management threatens to block communication if reports are made in an “unacceptable” manner (e.g., texting after hours).

Title and Property Issues

  • Title Delays: Many residents are still waiting months or even years to receive their property titles.

Environmental Concerns

  • Environmental Impact of Industrial Operation: The industrial business leased at Hidden West and Decker has been causing environmental harm with noise, metal debris, and dust, impacting the surrounding communities and the Colorado River watershed. This operation needs urgent review and action.
  • Dead Trees: Several dead or damaged trees have not been addressed, posing a risk to pedestrians and pets.
  • Flooding and Drainage Issues: Some areas continue to experience flooding after rains or sprinkler use, blocking access to homes. These issues have persisted for years.
  • Driveway Maintenance: The decomposed granite driveways require regular maintenance, especially after heavy rain, to address divots and potholes.

Signage Issues

  • Duplicate Lot Numbers: Duplicate lot numbers on the RV and Tiny Home side continue to cause confusion for emergency responders and delivery workers. Small signs added by the front office have not resolved the issue.

Watering and Irrigation Problems

  • Sprinkler Issues: Sprinklers in phase 2 adjacent to the farm have not been functioning since June 2024. This issue has been reported multiple times without resolution.
  • Orchard Irrigation Issues: The irrigation system in the orchard area has been broken for years, with underground lines damaged and unable to water the trees.
  • Gardening Challenges: There is no hose bib at the raised bed area adjacent to phase 1, making it difficult for residents to garden.

Additional issues to be shared with management:

  • Dog Park Issue: The dog park has a large pile of decomposing mulch where dogs often relieve themselves. It needs removal, and a grassy area would be preferred.
  • Dog Park Signage: Request for signs asking people to clean up after their dogs in the off-leash areas, or not use them if they won’t.
  • Little Library Damage: The wooden platform supporting the Little Library is rotting and needs repair.
  • Tree Replanting: After losing 8 shade trees, the community wants efforts to replant trees along Ohio Pass. A walk with a representative to choose suitable spots is requested.
  • Lot 29 Issue: Lot 29 remains an RV lot while the community transitioned to tiny homes. The suggestion is to move the RV to a designated spot and replace it with a tiny home or develop the lot into a hammock area or leave it empty, as there are plenty of empty RV spots now.
